Plan Pricing
Reproducible Set (.pdf format) – $995
(includes one complimentary blueprint, release for modifications, and license for up to 12 copies)
Construction Set – $895
Includes 8 full sets of construction drawings
Bid Set – $195
Includes a partial set for review purposes only. Ideal for redlining changes or getting construction estimates. Bid sets are loaned out for up to one month, and must be returned unless purchased. Bid set fee will be applied to upgrade price if ordered.
What you get:
Each of these plans is designed and drawn within the requirements of the 2009 International Residential Code and 2009 International Energy Conservation Codes, which meets or exceeds most building codes currently enforced. The plan package will include the following details:
- Floor Plan dimensioned floorplan for each floor detailing the walls, windows, doors, plumbing fixtures, appliances and any built-in features.
- Electrical Plan detailing all fixture, outlet and switch locations
- Front Elevation with strip plan detail specifying exterior materials for street view
- Side and Rear Elevations specifying exterior materials and details throughout all sides of the home including interior courtyard elevations
- Cabinet Elevations to demonstrate interior details such as sheet-rock features, built-ins, cabinetry, as well as options
- Section Detail A cut through wall detail to provide construction information
- Roof Plan an aerial view of the home providing roof pitch and overhang information, as well as venting locations and chimneys
- Foundation outline designed for slab construction showing drops, conduit, plumbing locations and block outs. This needs to be engineered locally per your site conditions
What’s not included:
- Engineering services (including structural and foundation) are expressly excluded from construction drawings.
- Materials Lists are excluded to give you the most flexibility in finishing out your home. You get to decide what countertop materials to use, what manufacturer and model of appliances, etc.
- MEC/ResCheck required by many jurisdictions, these forms are generated per your region based on the materials selected.
- HVAC Layouts are generally designed by your mechanical contractor specific to the type of heating and cooling equipment you select.

Artwork – $125
Color Elevation Renderings as shown on previous page. Black and white floorplan artwork is also available to demonstrate room dimensions and furniture layouts. These may also be customized for your materials, changes and paint selections. Contact Us for a free no-obligation quote.
Schematic Framing – $375
provides an un-engineered layout of the rafter, joist, and floor truss locations. Lumber lengths are included to ease in the estimating process. Beam sizing is omitted.
Reversal – Available
Each of these plans is available with the right and left facing garages. Your order includes one facing. Alternate facing sets are available at no additional charge but the additional prints cost listed below. These are not mirrored sets – all text is legible and correct reading.
