Design

We form a team with you and your staff to create product lines that make a statement in your marketplace and set you apart from your competition. We utilize our experience working within home site limitations and our market research to develop designs that translate into increased profits for you.  We offer floorplans, elevations, consultation, space planning, site layout schematics as well as existing designs.

Construction Documents

Whether your market is introductory or luxury, your business success depends on designs that not only appeal to a wide target market, but cost out effectively and come together quickly in the field. Subcontractors recognize the efficient clarity of our production drawings and the close attention we pay to using standard lengths and avoiding waste. This translates into lower bids and greater profits. Our typical construction documents may include the following and may be customized to your needs: 

• Floor plan
• Electrical plan 
• Front elevation(s) with strip plan
• Side and rear elevations
• Cabinet elevations
• Section drawing
• Roof plan
• Foundation outline
• Detail sheets

Plan Books

Perhaps the most innovative offering at Kipp Flores is the opportunity to have a plan book assembled from our inventory with plans that meet your criteria.  We asked our customers what was missing in the plan book arena. They responded overwhelmingly with requests for a book from which they could select several plans and not just one or none.  Just fill out the request form and fax or send it in.  For $25, we will compile a collection of house plans (the numbers will vary) that conform to your specifications.  Our customers use this as both a source for ordering plans and as a reference when asking for "more like this". 

Plot Plans

Included on a standard plot are property lines, setbacks, easements, streets, new & existing structures with dimensions, flatwork, legal & address, impervious cover, proposed utility connections; grades & finished floor elevation including drainage if provided for initial site plan preparation.

Graphics

Renderings and graphics available in black and white and color to help market your projects. These can be flat front elevations and floorplans with or without landscaping and 3d modeling is also available.
 

Optional Services

Additional items may be requested such as: Printing, Research, Electronic files, Energy calculations, Field trips, Architectural consultation, Inclusion of lumber lengths, Plywood decking layouts, Plumbing locations on the foundation, Additional detail sheets, and Mock-ups.
