The Kipp Flores mission is to combine our extensive experience with your ideas and personality to create a design that is unique, exciting, and a place you will be proud to call home. Following is a short overview of the process and services provided our custom clients:

Design

One of our architects will work with you in defining and refining your wish list and then convert that into a floorplan that embodies those ideas. The goal is to collaborate with you to prepare a design that meets your needs now and in the future. Once the floorplan design has been thoroughly reviewed and approved, we prepare the elevation schematic for the home. This is the front exterior of the home as viewed from the street.

Working Drawings

This phase includes preparing the working drawings used for construction. Details are added to the designs and drawn on CAD, which may include the following:

• Floor plan
  
• Front elevation with strip plan
  
• Side and rear elevations
  
• Cabinet elevations
  
• One (1) section on two (2) story plans
  
• Roof Plan
  
• Schematic roof, ceiling and floor framing
  
• Foundation outline
  
• One (1) check set
  
• Architectural details
  

Site Plan

This document provides the house laid out on the lot with driveways, sidewalks and other structures. We take in to consideration sun exposure, building setbacks, topography and views to maximize the beauty and function of the home on the site.
